One of the characteristics of our country has been our mobility. To simply get up and move to somewhere which presents us with a better opportunity. That's exactly what's happening today. Many of the large cities in the nation, and most especially New York City, are seeing a dramatic, and I think trans-formative, out-migration.

And this is certainly not the first time in our history that we've seen this occur. In one of the most eerie parallels to the great depression of the 1930's, today's city dwellers fleeing to a better future, is reminiscent of the flight out of the Dust Bowl by the people who came to be known as the Okie's.
